Architectural Excellence

Karls Bande – Das Hotel in Döbeln is a two-story, family-oriented modular building with 60 rooms arranged efficiently with 2 rooms per each module with separate entrances directly from the exterior terrace to each room. The room layout emphasizes compact comfort, with draisine-style beds, bunk alcoves, strawberry armchairs, and smart tech integration. Interiors are playful yet functional, themed around Karls’ Bande cartoon characters, blending natural wood, bright accents, and child-friendly details. Exteriors reflect Karls’ rustic-industrial aesthetic—simple volumes, warm materials, and terraces that open to the surrounding Erlebnis-Dorf. The building integrates seamlessly with its leisure park setting, offering direct access and a nostalgic train link. Public spaces, like the lobby with its slide, balance fun and practicality. The hotel achieves visual coherence with its environment, planned to maximize family experience and immersive storytelling.

Technical Innovation & Sustainability

Karls Bande – Das Hotel showcases innovative modular construction, with 60 prefabricated room units built offsite for precision, speed, and reduced disruption—completed in just six months. Modules integrate playful, themed interiors with durable finishes, meeting family-specific needs like bunk niches, luggage spaces and plenty closet space. Offsite production ensured quality control, minimized waste, and optimized resource use. The design applies smart solutions: digital check-in, smartphone keys, and integrated USB/AC power. Energy efficiency is supported by modern insulation, LED lighting, air-conditioning with demand control. Green features include reduced construction emissions, recyclable materials, and efficient operations through compact layouts. The project demonstrates how modular hospitality can merge sustainability, cost-efficiency, and unique guest experiences, offering a replicable model for themed family hotels that balance fun, comfort, and environmental responsibility.

Cost Effectiveness

As the module manufacturer, we achieved cost-effectiveness through smart material choices and in-house production. Steel structures, which we specialize in, were used for the suspended bunk beds and the unique draisine bed—delivering strength at a fraction of outsourced cost. We complemented this with extensive use of natural wood: wall paneling in rooms and even bathrooms, treated with premium natural oils and waxes for durability, safety, and child-friendly, eco-conscious finishes. Digital printing on wood added character without added expense. All custom furniture was produced in our own factory, cutting supplier costs and ensuring design precision. We partnered with small Polish businesses for highly specific design elements—more flexible and affordable than large companies, saving both money and time. This integrated approach reduced waste, optimized resources, and, most importantly, enabled unprecedented time efficiency: from production start to hotel opening in under six months.
