Architectural Excellence
The project of Modular Extension of the 4-star hotel is an unique combination of architectural and engineering approach. The hotel is located in the center of a forest clearing. The sophisticated location is a challenge that only modular technology could meet. The development of the hotel in such a place, while ensuring the comfort of guests staying in the existing part, was only possible by limiting the heavy work , and thus noise, pollution and discomfort, characteristic for the traditional technology. The new part which consists of 34 modules was assembled in less than 10 days. The new part continues 2-story buildings. The first floor includes the SPA, fitness facility, a hammam and a saltpool. The second one includes 8 rooms. Due to the extension, the new modular part had to follow the composition of the existing part, presenting itself with new and better quality than the existing part. The scope of DMD covered design (including interiors), manufacturing and assembling.
Technical Innovation & Sustainability
Adjusting the room height of the newly built part to the existing one was one of the requirements of the investor. Due to the existing very high stories, the so-called "intermediary modules” were used, which served as a place for distributing installations. Cutting-edge, for modular technology, salzpool solution with a pool basement was employed. In order to improve the comfort of the hotel guests, a chromotherapy system was installed in the bathrooms. The facility was covered by the BMS system. Owing to this, the hotel manager can monitor the facility with respect to the temperature range on an ongoing basis. The technology of a steel structure filled with insulation and deprived of thermal bridges allows to achieve very good heat coefficients. The factors which contribute to that are the compact body, the application of three-pane windows and an additional external insulation. The majority of the elements were prefabricated, and the body itself leaves space for potential extension.
Cost Effectiveness
Time from ground-break to Final Inspection was four months leading to significant savings in General Conditions. In-Plant construction was fast-tracked in order to comply with the New Year's Eve party organized for hotel guests. A precise design provided by DMD enables an exact estimation of the investment costs – the Investor knows the final amount for the service right from the beginning. In addition, a series of solutions were introduced, which enable savings at a later, every-day use of the facility: high facility tightness and minimum heat loss, energy use control by means of the BMS system, energy saving owing to the use of LED lights and tall windows letting in sunlight. Moreover, high quality internal installations systems, which are characterised by low failure frequency, were applied.
