Architectural Excellence
The site features two 56-story super-high-rise towers juxtaposed against 4-story heritage Art Deco apartments, adjacent to the historic KTM Rail Corridor. This design harmonizes old and new, creating an inclusive community space with seamless green oases integrated into its urban public park connecting to the rail corridor network.
The project pioneers modular construction (MC), making it the world’s tallest Modular structure, with modular components engineered for structural integration. The towers incorporate 16 pocket sky terraces and two full sky terrace floors on the 36th and 19th levels, using vertical greenery to soften their mass. Tropical architectural elements like sunshading screens, balconies, and multilevel garden pods enhance visual relief and sustainable living.
The modular design showcases innovation, blending form, function, and ecology. Its construction methodology revolutionizes MS, achieving efficiency, structural integrity, and a distinctive architectural identity.
Technical Innovation & Sustainability
We apply innovative modular construction to create efficient, sustainable, and tailored solutions for diverse project needs. Building in controlled offsite environments enhances quality, reduces waste, and optimizes energy usage, thus minimizing the carbon footprint. We integrate advanced HVAC, solar power, and smart technology for energy-efficient and comfortable spaces. To address specific project needs, we use hybrid modular techniques that blend traditional and modular elements for complex builds. Sustainable practices are prioritized, incorporating recycled materials and water-efficient systems that meet LEED and WELL standards. This approach ensures high-quality, scalable, eco-friendly buildings delivered faster and more affordably, redefining modern construction through sustainable, cutting-edge solutions.
Cost Effectiveness
As a modular consultant, I emphasize cost-effective methods by using prefabricated components, which minimize construction time and labor costs. Materials like recycled aggregates, and energy-efficient insulation reduce expenses and enhance durability. Standardized, modular installation speeds up assembly, saving on-site costs and minimizing disruption. Partnerships with suppliers and contractors streamline procurement and logistics, further reducing expenses. Modular units are often designed for relocatability, allowing building users to move or expand spaces as needed, maximizing long-term value. Additionally, factory-built modules ensure quality control, reducing future maintenance costs and offering a more affordable, adaptable solution for building users.
