Industrialized Construction: New Drivers for Construction Industry Change

Mark Farmer is author of the well-known and UK Government-commissioned “Farmer Review of the UK Construction Industry.” Boldly subtitled “Modernise or Die: Time to Decide the Industry’s Future,” Farmer offered in the 2016 report a comprehensive vision for a construction industry at a critical juncture and in need of widespread transformation. Low productivity, outdated delivery models, and lack of innovation are just some of the issues he addressed. One of his more radical proposals was that governments should be in the role of mandating innovation through progressive regulations that encourage the use of modular and offsite construction. In 2019, Farmer was appointed the UK Government’s “Champion for Modern Methods of Construction.” For 2021 World of Modular attendees, he will provide an overview of the UK construction industry’s journey over the past five years towards more use of modular construction as well as how the UK Government is using policy and its own purchasing power to accelerator change.

Research Update: The Industrialization of Construction
Dr. Mohamed Al-Hussein, Industrial Research Chair, University of Alberta

Dr. Mohamed Al-Hussein is a professor and Industrial Research Chair (IRC) in the Industrialization of Building Construction at the University of Alberta and a highly sought researcher and consultant in the areas of lean manufacturing, construction process improvement, CO2 emission quantification and reduction, and building information modeling, with the development of modular and offsite construction technologies and practices forming the hub of his research. Dr. Al-Hussein’s research has contributed to construction automation as applied to equipment selection and onsite utilization. He also conducts research applying lean in the development of improved work methods and productivity standards for commercial and home building operations with a focus on construction manufacturing. BIM technology has been utilized in a number of his recent research initiatives, including the automation of drafting and design for manufacturing, estimating and scheduling, material waste reduction, and quantity takeoff. Dr. Al-Hussein’s research also explores avenues for enhanced safety both of the construction process and of the built environment.

Isaac-Daniel Astrachan, Principal at Stephen B. Jacobs Group PC in New York City, will discuss his recent experience as architect of the world’s tallest modular hotel, the citizenM New York Bowery. The hotel consists of 15 typical modular floors with a total of 300 guestrooms. The rooms were manufactured in Poland and shipped to New York City. The hotel also includes a public plaza, a double story lounge/café on the lower floors, and a rooftop bar with panoramic views of the skyline. The project was a tremendous learning experience and illustrates the enormous potential for modular construction in this country.


Fire Safety Design and Optimization for Modular Construction

Shipping Containers Go Where Wood and Steel Frames Don't, But Where Do They Go?

Looking at the last 15 years, construction with ISO shipping containers has made a remarkable entry onto the modular construction market. Containers are not 12-feet wide, contain more steel than they structurally require, and are considered recycled material. Despite these constraints they are increasing in popularity. Building codes are adopting their use, container-based projects are increasing in size, and architectural and engineering firms utilize them in their concept designs. This presentation will review the aspects that made projects with shipping containers successful, while looking the criteria that make building with shipping containers the right solution. Precision built, prefabricated mass timber envelope assemblies lead to significant gains in building performance, including: optimized material use, improved thermal efficiency, reduced operational energy costs, reduced carbon emissions, and increased asset values. Element5, an industry innovator and manufacturer of cross laminated timber and other mass timber building components, will discuss mass timber engineering and design for manufacturing and assembly. The performance and application of of cross-laminated insulated panels (CLIPs) will be presented including a review of the technical aspects of their submission to the Canada Earth Tower competition where they designed and prototyped a prefabricated, wood-based facade system for tall wood buildings.


From Foundation to Roof in a Week: The Multi-Story Modular Stack

What goes into the successful erection of a modular hotel or apartment building? We will walk through the process, from the first site visit to the last box set. Much planning and coordination is required to successfully install 10 to 20 modular boxes in a single day. What needs to go right? What can go wrong? The erection process represents a very minor piece of the overall construction schedule, yet it represents a very major piece of the project’s success.


Creating a Lean Workflow with Technology & Prefabrication

Using the Hilton Des Moines Downtown as its case study, this presentation will detail how a modular, component-based design can drive innovation, increase collaboration and significantly reduce construction waste. The design-build team for hotel project utilized a central, cloud-based model to streamline the construction process. The 3D model was key to enabling the successful planning and execution of 12 modular build components that all revolved around prefabricating 300 of the 330 hotel bathrooms off-site in a controlled environment. By executing the purpose-built approach with a solutions-oriented team, chaos was removed from the project and labor, safety, quality and schedule were positively impacted while elevating the client’s construction experience. With 84% of the work performed on the bathroom PODs occurring prior to delivery and installation (including all MEP connections), The Weitz Company reduced labor hours per prefabricated bathroom by 11%, eliminated 17 weeks of construction waste from the project and delivered the hotel 10 days ahead of schedule so it could open early.


The COVID Wake-Up Call: Making Healthcare Facility Development and Expansion Faster, Safer, Smarter with Off-Site Construction

Two veterans of commercial modular construction, John Buongiorno of Axis Construction Corp. and Jim Gabriel of MODLOGIQ, will illustrate how, via a unique design and construction process, volumetric off-site will continue to define the future of healthcare construction. Attendees will be armed with the knowledge required to implement this alternate project delivery method on future projects through a discussion of lessons learned, implementation best practices, and collaborative success.


Finally . . . The Industry’s First Prefabrication and Modular Construction Specific Contract Form!

Prefabrication and modular construction has changed the industry in more ways than just increasing its efficiency, safety, quality, and speed, it also requires a complete re-write of the standard construction contracting forms! As prefabrication and modular construction often includes both off-site manufacturing of building components as well as the installation/integration of those components into an ongoing project, a standard Subcontract Agreement or Purchase Order does not properly handle all of the legal aspects of this hybrid relationship. However, ConsensusDocs has recently released the first-in-the-nation General Contractor/Prefabricator Agreement which specifically and properly memorializes this relationship. Ron Ciotti, a nationally recognized private construction attorney and the Chair of the Associated General Contractors of America’s Contract Documents Forum (the group in charge of drafting this form along with the Modular Building Institute) will explain the background leading up to the development of this document, why standard construction contracts and purchase orders do not fit this hybrid relationship, why this form agreement was critically needed, how and why it describes the relationship between these contracting parties, critical differences between standard contracts, purchase orders, and this hybrid agreement, and how it can be tailored to fit your business and specific projects.

Pushing the Envelope: A Case Study in Breaking All the Rules for Modular Design

Pushing the Envelope on Hospitality Modular Design

A key misconception with modular is that it can only be used for basic “box” projects. While it is true that not all projects lend themselves to modular design, advances in technology and construction materials are redefining what can be achieved, and design possibilities are in fact nearly endless. How to Build a Hospital During a Pandemic in Just Four Weeks

BMarko Structures is a modular building company that is quickly gaining national recognition for converting shipping containers into intensive care units for overburdened hospitals. The company converts sturdy steel cargo units into sleek and modern hospital room clusters. Each cluster is made up of three separate 40-foot shipping containers with two patient rooms per container. Like a typical hospital room, the BMarko rooms include private bathrooms, guest seating areas, wall-mounted TVs, and designated clinical workstations. Called “Liberty Boxes,” they are produced at a rate of four patient rooms per day. Virtual Evaluating Modular Construction Factory Layouts for Productivity Based on Productivity

The talk will describe the use of a virtual tool called "Factory information Model", which enables a a novel means of virtually prototyping the entire factory floor to see seeing how materials, equipment, and labor come together to create volumetric modular units in factories. The space and resource availability constraints will be factored into determining the productivity achievable in factories. The presented tool enables factory managers to virtually experiment with various possible factory layouts and study its effect of their process. Automated data collection tools that can help factories collect activity times, which can then used to forecast performance will also be discussed in this talk.


Modular and Its Discontents, And What to do About It

Off-site design and construction can radically change how we conceive and build our buildings. However, deep-seated industry processes and culture prevent this optimization, beleaguering the industry, and harming its reputation and widespread adoption. This talk will outline some of these issues and possible solutions, relevant to California's multifamily housing. The current permitting process sow’s confusion between state and local agencies and makes pricing, scheduling, and flexibility difficult by tethering the box permit to factories and not design teams. Design professionals start over for each project, treating each building as a special case instead of a standard or collection of standards, adding increased fees and construction costs, errors and omissions, review durations. The legal, insurance and financial environment in which off-site construction operates is not conducive to optimizing the adoption of this approach. Factories still view their output as a building product, not a building leading to an insurance gap.
