Emme alla Enne is a company founded by Italian designers who invented a new modular building system for which patents are pending and are now available for licensing. The intellectual property rights concern an innovative concept to allow the realization of construction products obtained by the aggregation of multiple complete and finished modular elements with integrated systems, transportable by road with standard transport trucks. This construction system is suitable for the rapid formation of residential buildings, offices, hotels, schools, hospitals and temporary structures in case of natural disasters and emergencies. It ensures the same architectural and living quality from the aesthetic, energetic and management point of view, of high quality buildings built in a traditional way. The structure of the modular elements is able to withstand earthquakes and can be built up to a height of 24 meters, while the outer partitions and enclosure systems are designed to reduce energy consumption and to make the building an architectural structure NZEB at an energy level nearly zero.

Panoramic installed the first independently accessed, stacked, parking lifts in a commercial development in the U.S. (1995). It was also the first developer to incorporate on-premises City CarShare in its buildings (2001). All of its rental projects had rooftop gardens, energy-efficient designs, and ground floor retail space reserved for local businesses. Panoramic has spent the last four years developing a design for stylish and efficient housing called CITYSPACES®, using SMARTSPACE® Design and Development. Its research included construction of a full-scale working prototype and construction of a four story pre-fab micro-apartment project at 38 Harriet Street, San Francisco. These units are Affordable by Design™. The firm is currently building a car-free, high rise, apartment building called The Panoramic, at 1321 Mission Street in San Francisco, one block from Twitter’s headquarters.

At Ryan Companies, we believe the value of the buildings we design, develop, finance, manage and construct is about more than dollars and cents – it’s also about the value they bring to the people who use them and the communities that surround them. That’s why we focus first on the “why” so we can give life to your vision and achieve the best possible outcome.

As a national leader in commercial real estate services, we know that our customers are as unique as their projects. That’s why, day after day, we’re driven to uncover their stories.
