Award Criteria

  1. Architectural Excellence
    The sales center was initially manufactured in 2003 as a 10-unit custom office located in Myrtle Beach, SC. After 6 years of use, the building was disassembled including a complete site-built roof / portico element, and sent to storage. In 2009, a new development in Florida required an upgrade sales center. It was determined that 6 of the original 10 units could be relocated and used with complete renovation, with the addition of 4 new units added to the center to serve as the primary entry vestibule. The renovated building features 10 ft. tray ceilings, custom millwork, granite c-tops, and a portico entry with a four-plane clay tile roof system. This architectural detail conceals the roof mount HVAC units and extends the building height to 18 ft. above grade. The exterior wall finish is synthetic stucco with corbel elements below soffits, architectural banding, leader pipes, columns and indirect architectural lighting.
  2. Technical Innovation & Sustainability
    The owners request was to provide a 9’-6” high interior architectural ceiling at the low point of the roof (main entry), which presented some challenges for the factory design team. The engineering team elected to use a heavy weight – low profile I-beam as a structural mateline girder in lieu of traditional glue-lam support to allow an increase ceiling height. The girder was disguised as an architectural ceiling feature and compliments the matching floor pattern. HVAC in this area used sidewall louvers fed from a mechanical room located in the exterior attic of the adjoining front canopy above.
  3. Cost Effectiveness
    Energy efficiency elements include R-30 FSK attic insulation and R-19 in 6” interior/exterior walls and floors. Windows are vinyl frame insulated, 80 psf, low-E argon filled units from PGT. HVAC includes roof mount package Trane 16-seer units with engineered zones for front of house/back of house programmable controls.
  4. Project History
    The sales center was initially manufactured in 2003 as a 10-module custom sales center located in Myrtle Beach, SC. After 5-years of use, the building was disassembled and moved to Florida for storage. It was determined that 6 of the original 10 units could be relocated and renovated. Renovations to the 6 units included interior demolition and relocation of existing interior walls. This was required to accommodate the new floor plan. The renovations included new energy efficient windows, upgraded electrical components, new drywall textured and painted, new ceilings and flooring. Renovations also included the installation of a sprinkler system.
