Award Criteria

  1. Architectural Excellence

The administrative office building consists of three 14’ x 56’ units totaling 2,350 square feet and provides private offices, handicap restrooms, telcom room, conference room, reception and bullpen area. It was installed in an industrial park as an expansion to existing facilities and was designed to comply with the architectural requirements of the City of Lewisville. It featured a stucco exterior with poured-in-place concrete decks and the foundation consisted of monolithic concrete piers. A telcom room with its own separate HVAC system was provided along with specialized electrical circuits.

  2. Technical Innovation

All the engineering and design by Nortex was recertified by (and then inspected by) PFS Corporation, the DRA representing the Texas Dept of Licensing and Regulation. This was a new process to many parties and created some challenges in the permitting process through the City of Lewisville who, at the same time as the State DRA, was performing site inspections of the extensive renovation which included a master electrician for the significant changes that the building underwent.

  3. Cost Effectiveness/Energy Efficiency

The building features occupancy sensors, a skylight for natural lighting and many other energy saving components such as low-E glass windows with metal miniblinds. The finished floor was recycled carpet tile and ceramic tile in the entry and restrooms for durability and cost efficiency if replacement tile was needed in the future. The building originally had roof-top HVAC which was deleted and replaced with a high efficiency, three phase, split system to maximize energy efficiency. The roof was replaced with a white reflective membrane roof for energy efficiency and the exterior finish and subfloor was replaced with fibre-cement for durability and site applied stucco finish.

  4. Project History

In the spring of 2007 Nortex acquired a 47 unit modular office complex from DFW Airport and reconfigured three of the units into an administrative office expansion to Nortex’s corporate offices. The original building was utilized at DFW airport as a construction and engineering office during the airport expansion started in the year 2000. It consisted of 15 units manufactured by Atco Structures and 32 units manufactured by Indicom Buildings. Nortex relocated the 47 unit complex to its facilities in Lewisville, Texas and reconfigured and remodeled all the units into various sizes and shapes and uses, as the market demanded, and assigned three of the units for use in the expansion of Nortex’s Administrative office.
